A business term loan is a lump sum repaid in scheduled installments over a fixed term, suited to expansion, remodels, relocations and buyouts. Larkridge Funding Group, a small-business funding broker in Decatur, Illinois, explains amortization, balloon payments, covenants and early payoff to Macon County owners, then introduces requests to lending partners, which make credit decisions and set rates and terms.

One sum, a fixed schedule
With a term loan the business receives the full amount at closing and repays it in installments over an agreed term. Each payment covers interest and part of the principal, so the balance falls with every payment. Because the schedule is fixed, a term loan is easy to plan around, but it has no flexibility: you pay interest on the whole sum from the first day, whether the money is spent that week or in six months.
Expanding a Decatur, IL business with a term loan
Expansion is the classic use. In Macon County, Illinois the most common reasons sit in the sectors with the most employers: retail trade had 326 employer establishments in 2023, other services 285, health care and social assistance 281 and food services and drinking places 218 (U.S. Census Bureau, County Business Patterns 2023). A dining room that needs a new layout, a store moving to a larger space or a practice adding a treatment room all involve a large, one-time cost that pays back over years.
If the expansion involves new space, sort out the premises before the money: the Decatur, IL zoning and commercial space checklist lists the questions to settle before you sign a lease. If the cost is mostly one machine or vehicle, equipment financing may fit better, because the item itself secures the debt.
What a balloon payment is
Some commercial term loans are set up so the installments do not pay off the whole balance by the end of the term. The remainder falls due as one large final payment, the balloon. Balloon structures keep monthly payments lower, but the business must either have the cash for the final payment or refinance it, and refinancing depends on conditions nobody can predict at signing. If a loan has a balloon, write down its size and due date next to your plan for paying it.
Covenants: the promises inside the agreement
A loan covenant is a condition the business agrees to keep for the life of the loan. Common examples include sending financial statements on a schedule, keeping a minimum cash balance or a debt-service ratio, and not taking on more debt or selling key assets without the lender's consent. Breaking a covenant can count as a default even if every payment is on time. Read the covenant section as closely as the payment schedule, and ask what reporting the lender expects each year.
Clearing a business loan ahead of schedule
Many business loans can be paid off early, but the agreement decides whether that saves money. Some loans charge a prepayment penalty; some calculate interest in a way that leaves little to save by paying early. Ask two questions before signing: is there a charge for early payoff, and how is the payoff amount worked out at, say, the halfway point?
What partners usually review
- Two or three years of business and personal tax returns, depending on the size of the request
- Year-to-date financial statements and a list of existing business debts
- Bank statements for recent months
- Quotes, a lease or a purchase agreement showing what the money will pay for
- Ownership and formation documents
The exact list varies from partner to partner. To test what a given amount, rate and term would mean for the monthly budget, try the restaurant loan calculator, which works for any amortizing term loan. For free advice on a business plan before you apply, see local small business help.
A term loan, a credit line, or both for one project
A term loan suits a known, one-time cost. A line of credit suits costs that recur at uneven intervals. Some businesses use both: a term loan for the remodel and a line for the months after it, while the new space builds up revenue. The comparison page sets all six options side by side, the industries page looks at sector needs, our Decatur, IL page gives the county figures and the four steps explain what happens after you call.
